Solving a Recurring Roof Leak with a Complete Water Management Redesign
Challenge
The homeowners contacted us because they were experiencing recurring gutter overflow and interior leaks during heavy rainstorms. They believed the gutter was failing, but after a thorough inspection, we discovered the real problem was much more complex. Two roof planes met at different elevations, creating a low-slope section where water naturally collected instead of draining properly. We also found aging shingles, multiple skylights positioned directly in the water's path, evidence of previous patch repairs, organic growth from prolonged moisture exposure, and signs of past interior water damage. It became clear that simply repairing or replacing the gutter would not solve the underlying issue and would likely lead to more costly repairs in the future.
Solution
To provide a permanent solution, we recommended a complete roofing and water management redesign instead of another temporary repair. The project included a full roof replacement with IKO Dynasty architectural shingles, full ice and water shield protection, reconstruction of the problem valley with a fully adhered SBS modified bitumen waterproofing system, and conversion of the existing skylights to properly rebuilt curb-mounted units. We also installed new 6-inch K-style gutters, Raindrop Pro gutter guards, and larger 3x4 downspouts to improve drainage and prevent future overflow.
